How to measure?
Ideally, measure the ground perimeter of the walls that have gutters/fascias. For a quick estimate:
- Terraced: Measure front width + back width.
- Semi-detached: Front + Side + Back.
- Each step is roughly 1 metre.

Soffit and Fascia Cost Calculator UK
This tool provides an instant estimate for roofline replacement costs across the UK. Whether you are looking to replace rotting timber with modern uPVC, cap existing boards, or install new guttering, our calculator uses current 2024/2025 market rates to give you a realistic budget range before you request quotes from tradespeople.
What is included in the estimate?
- Material Costs: High-quality uPVC, Timber, or Aluminium fascia and soffit boards.
- Labour: Typical day rates for a 2-person roofing team.
- Access Equipment: Estimated scaffolding costs relative to property height and duration.
- Waste Disposal: Removal of old timber, plastic, and asbestos-free materials.
Typical Soffit & Fascia Prices (Per Metre)
The table below shows average UK costs per linear metre for supply and installation (excluding scaffolding).
| Work Type | Average Cost (per metre) |
|---|---|
| Full Replacement (uPVC) | £115 - £185 |
| Capping / Over-cladding | £40 - £70 |
| Guttering Replacement | £30 - £70 |
Factors That Affect Costs
- Property Style: Detached houses have 4 sides to cover, whereas terraced houses only have 2, significantly reducing material and labour.
- Access: Obstacles like conservatories, or requiring scaffolding for 3+ storeys, will increase the price.
- Asbestos: Older soffits (pre-2000) may contain asbestos. This calculator assumes non-hazardous waste. Specialist removal costs extra.
- Bargeboards: Replacing the angled boards on gable ends is more labour intensive than standard horizontal fascias.
Frequently Asked Questions
Should I choose Full Replacement or Capping?
Full replacement involves removing all old timber and installing new uPVC boards directly to the rafter feet. This is the best long-term solution. Capping involves sticking a thin uPVC skin over existing timber. Capping is cheaper but risks trapping rot inside the old wood. We always recommend full replacement for longevity.
Do I need scaffolding?
For most full replacement jobs on 2-storey homes, scaffolding is required for health and safety compliance. Simple gutter repairs or single-storey bungalows can often be done from access towers or ladders, which is cheaper.
How long does the job take?
An average semi-detached house takes 2-3 days for a full replacement. A small terraced house might take 1-2 days, while a large detached property could take 4-5 days depending on the complexity of the roofline.
Does this include guttering?
You can toggle guttering "On" in the calculator. It is highly cost-effective to replace gutters while the scaffolding is up and the fascias are being done, rather than doing it separately later.
